Working with Lori in Satellite Beach
Waterfront and beachside homes are her specialty.
A purchase starts with a buyer consultation. You tour homes together and settle on a strategy, and if you aren't pre-approved yet, Lori works with lender partners who can take care of it. Selling starts with a walk-through of your home. After that she builds the pricing strategy and a marketing plan for that property.
It's worth interviewing more than one agent before you choose. That includes Lori.
The island, the river and the causeways
Satellite Beach is on Brevard County's barrier island, with the Atlantic Ocean to the east and the Banana River to the west. To reach the mainland you take the Pineda Causeway to the north, or the Eau Gallie Causeway to the south by way of Indian Harbour Beach. Patrick Space Force Base is just north of the city, and Melbourne Orlando International Airport (MLB) is on the mainland.
Condo, canal home or inland street
Satellite Beach property runs from oceanfront condo buildings to Banana River riverfront and canal homes, with inland streets in between. A condo brings association documents, covered below.
Buying beachside: what to check before you write an offer
Flood risk and insurance cost decide whether a beachside house works for you. Start on both before you make an offer.
- Find the flood zone for the exact address on FEMA's Flood Map Service Center.
- Ask whether the seller already has an elevation certificate, a wind-mitigation report or a 4-point report.
- Get an insurance quote on that address before you settle on a price.
- If city services or city rules matter to you, confirm on the county property record that the home is inside Satellite Beach city limits. A 32937 mailing address doesn't settle it.
The rest happens once you're under contract. On many older homes, insurers require a 4-point inspection of the roof, electrical, plumbing and HVAC. A wind-mitigation inspection can lower the wind part of the premium. Much of Satellite Beach's housing is older. Ask your insurance agent early which reports the policy will need, then hire a home inspector who knows coastal houses and read that report for the roof's age and any salt corrosion.
Oceanfront condos: the documents to ask for
Florida's 2022 condo law, changed again in 2025, requires many condo buildings to get milestone structural inspections and a structural integrity reserve study, usually called a SIRS. Those documents show what owners may be asked to pay later.
Ask for these before you make an offer, or as early in the contract as you can:
- The milestone inspection report, if the building has had one. Look at the repairs it called for and whether they're paid for yet.
- The most recent SIRS, and whether the budget funds what it recommends
- The current budget with the reserve balances
- The special-assessment history, plus any assessment the board is discussing now
Then ask your insurance agent whether the association's compliance with these rules affects coverage for the building or your unit, including coverage through Citizens Property Insurance. A real estate attorney can review the condo documents with you. Nothing here is legal advice.
Selling a Satellite Beach home or condo
Buyers and their insurers will ask about the roof and past repairs, so pull the paperwork together before you list and you won't be hunting for it in the middle of the inspection period.
- Permits and receipts for past work, especially the roof, windows, doors and any additions
- The roof's age and installation records
- Any wind-mitigation, 4-point or elevation reports you already have
- For a condo, the association documents buyers will ask for, including the milestone inspection, SIRS, budget and assessment history
Lori's free home valuation is a comparative market analysis, or CMA. It's an estimate, not an appraisal, and it doesn't promise what a buyer will pay. Her post on how a CMA works walks through it. To request a CMA, book a meeting.
Relocating to Satellite Beach for Patrick, the Cape or aerospace work
Relocation is one of the services Lori offers, including aerospace and Kennedy Space Center moves, and buyers who can't be here yet can tour homes virtually. Cape Canaveral Space Force Station is farther north, past Cocoa Beach.
If you're buying from out of state, the order matters. Get pre-approved with your lender first. Narrow the list with virtual tours. Save any in-person trip for the short list, and book inspections and insurance quotes early, because you won't be nearby to sort out surprises in person.
Before you choose between beachside and the mainland, find out which causeway you'd take to work.

Satellite Beach real estate FAQs
Does Lori Nartatez work with buyers and sellers in Satellite Beach, FL?
Yes. Lori Nartatez, REALTOR®, represents buyers and sellers in Satellite Beach and the nearby beach towns with RE/MAX Aerospace Realty. She has served the Space Coast for over 20 years, and waterfront and beachside homes are her specialty.
What should I check before making an offer on a beachside home in Satellite Beach?
Look up the flood zone on FEMA's flood map and ask whether the seller has an elevation certificate, wind-mitigation report or 4-point report. On many older homes, insurers require a 4-point inspection. A wind-mitigation inspection can lower the wind part of the premium. Get an insurance quote on the address before you settle on a price.
What should I ask for before buying an oceanfront condo in Satellite Beach?
Ask for the building's milestone inspection report if it has had one, the structural integrity reserve study (SIRS), the current budget and reserves, and the special-assessment history, including any assessment under discussion. Then ask your insurance agent whether the association's compliance with Florida's condo rules affects coverage. A real estate attorney can review the documents with you.
Does my real estate agent need an office in Satellite Beach to represent me there?
No. What matters more is how well your agent knows beachside property, from flood zones and insurance inspections to condo association documents. When you interview agents, ask how they handle those steps. If you're looking at waterfront homes, also ask how they check a dock and seawall before you commit.
How do I find out which public schools serve a Satellite Beach address?
Look up the exact address with Brevard Public Schools, which assigns public schools by home address. School details in listing descriptions and on third-party sites can be out of date, so confirm with the district before you buy. Lori can point you to the district's lookup, but the district's answer is the one to rely on.
