Best Places To Live In Brevard County: Town-By-Town Guide
There's no single best place to live in Brevard County. The right town depends on what you want from the house and the location: the beach, a dock on the river, more space for the money, a shorter trip to the Cape, or a downtown you can walk. This guide sorts Brevard's towns by those features.

How Brevard County is laid out
Brevard is long and narrow, and water splits it into strips that run north to south. Mid-county, heading west from the ocean, you cross the barrier island, the Banana River, Merritt Island and the Indian River before you reach the mainland along US-1 and I-95. Farther south, past the tip of Merritt Island, the beach towns face the mainland across the Indian River alone.
So the causeways are the real dividing line. Living on the barrier island or Merritt Island means crossing a bridge to reach I-95 or the airport. The crossings named in this guide, north to south, are SR 528, SR 520, the Pineda Causeway, the Eau Gallie Causeway (SR 518) and the Melbourne Causeway.
North county is Titusville and Mims, across the river from Kennedy Space Center, and central county runs from Cocoa, Rockledge and Merritt Island out to Cocoa Beach and Cape Canaveral, with Suntree at its southern edge. South county is Melbourne, West Melbourne, Palm Bay, the airport with the aerospace and defense employers near it, and the beach towns from Satellite Beach to Melbourne Beach.

- School assignments from Brevard Public Schools. Confirm the exact address with the district, because boundaries can change.
- Flood zones from FEMA's Flood Map Service Center.
- Evacuation zones from Florida's Know Your Zone lookup.
The beach towns on the barrier island
All six share one strip of land between the Atlantic and the rivers, with A1A running through each, and they differ in housing mix, causeway and which river sits to the west.
Indialantic
Indialantic sits at the east end of the Melbourne Causeway, one causeway from downtown Melbourne and the airport. It's a small, walkable village. Expect older beachside cottages, custom and renovated single-family homes, and ocean- and river-access condos. On an older cottage, ask about the roof early: the roof age and a 4-point can decide whether a carrier will write the policy, and a wind mitigation report can lower the premium.
Melbourne Beach
Melbourne Beach is just south of Indialantic, and most trips to the mainland run back through Indialantic to the Melbourne Causeway. Satellite Beach
Satellite Beach runs between the ocean and the Banana River. Property runs from oceanfront condos to Banana River canal homes, with inland streets in between, and Pelican Beach Park is on the ocean side. Two causeways are close by: the Pineda just north of town, and the Eau Gallie, which lands just south of it in Indian Harbour Beach. Most buyers here end up weighing the ocean side, the river side and the streets in between, and the docks are all on the river side.
Indian Harbour Beach
Indian Harbour Beach sits between Satellite Beach and Indialantic, at the east end of the Eau Gallie Causeway (SR 518). That causeway crosses the Indian River to Eau Gallie and runs west to I-95 in north Melbourne. Like its neighbors, the town has an ocean side and a river side with A1A between them. From the river-side streets, you cross A1A to reach the beach.
Cocoa Beach
Cocoa Beach is the Space Coast's surf town, between the Banana River and the Atlantic. Condos lead the market, alongside canal homes with docks and walkable streets near the Cocoa Beach Pier. SR 520 is the causeway west to Merritt Island and the mainland. Short-term rental rules differ by building and zone, so if you plan to rent, confirm them for the specific unit.
Cape Canaveral
Cape Canaveral is Cocoa Beach's northern neighbor, between the Atlantic and the Banana River, with Port Canaveral at its north end. On the river: docks, canals and boating
A river home can mean a dock, a lagoon view or a canal out to the Atlantic, and each one lengthens the inspection list.
Merritt Island
Merritt Island sits between the Indian and Banana Rivers, and it's a boater's market. Canal homes with docks, riverfront homes and mainland-style neighborhoods share the island. Many canals connect to the Intracoastal Waterway, and Port Canaveral gives boats a way out to the ocean. Before an offer, find out:
- How deep the water is at the dock, and how that changes with the tide.
- Whether a fixed bridge stands between the canal and open water, and its clearance. That decides what boat you can keep.
- The condition of the seawall, dock and lift, checked by a marine contractor. A standard home inspection usually skips them.
- Whether the dock and seawall were permitted.

Rockledge
Rockledge takes its name from the coquina rock ledges along the Indian River. Its riverfront drives are lined with old oaks and historic homes, and those older riverfront houses bring seawall and flood zone questions. Inland, there are established neighborhoods and newer subdivisions. The SR 520 causeway is the usual way to the beach.
Established mainland neighborhoods
The mainland suburbs trade the beach for space, shade and an easier run to I-95.
Melbourne: Eau Gallie and downtown
Melbourne has a wide range of housing. Eau Gallie and downtown have older bungalows near restaurants and the Eau Gallie Arts District. There are mid-century neighborhoods off Babcock Street, golf and lake communities near Wickham Road, newer construction pushing west toward I-95, and homes on the Indian River Lagoon. Suntree
Suntree grew up around the Suntree Country Club. Lakes and preserves run through it, the landscaping is mature, and lots are larger than in much of the newer construction nearby. Homes range from townhomes and patio homes to golf-course and lakefront houses. The Pineda Causeway is the quick route to the beaches, and the L3Harris campus is close. Many buyers also tour Viera, the newer master-planned community next door. Check the association documents and the tax bill for HOA dues and any CDD assessment on a specific home.
More space for the money, and where the new building is
If your list starts with square footage, a bigger yard or a brand-new house, look here, and weigh the extra distance from the beach.
Palm Bay
Palm Bay spreads across a large part of south Brevard, mostly single-family homes, and it's one of the more active new-construction markets on the Space Coast. Some established sections run on well and septic while others have city water and sewer, so confirm utilities for every address.
West Melbourne

Titusville and Mims
Titusville is the gateway to Kennedy Space Center, with historic downtown homes, established neighborhoods, riverfront homes with launch views and new construction. Mims is just north. The area is close to the Merritt Island National Wildlife Refuge and Canaveral National Seashore. More in the Titusville and Mims guide.
Cocoa and Port St. John
Cocoa is on the mainland across the Indian River from Merritt Island, at the west end of the SR 520 causeway. Its historic downtown, Cocoa Village, is walkable and sits on the river. Port St. John is just north, between Cocoa and Titusville on the same stretch of river, and SR 528 runs east from this area toward Merritt Island and the port.
New construction or resale
New homes are built to the current Florida Building Code and come with builder warranties, sometimes with incentives too. Many newer communities carry HOA dues, and some add a CDD. Resale homes bring mature trees and sometimes more room to negotiate, though an older one may need a new roof before an insurer is comfortable.
55+ communities
Age-restricted communities are their own legal housing category. Fair housing law generally bars a community from turning away households with children, and housing for older persons is the exception. Under the Housing for Older Persons Act (HOPA), a community can operate as 55+ housing if, among other requirements, at least 80 percent of its occupied units have at least one resident aged 55 or older.

Living near the launch pads
From Titusville's riverfront you look across the Indian River toward Kennedy Space Center, and many riverfront homes there have direct launch views. Booster landings at the Cape can also set off sonic booms, so if noise bothers you, put distance from the Cape on your list.
Jobs split the same way. Kennedy Space Center and the Cape are in the north and center of the county, while L3Harris, Northrop Grumman, Embraer and other aerospace employers are in the south near the Melbourne airport. Routes by where you live:
- Titusville and Mims: KSC is across the Indian River.
- Merritt Island: SR 3 runs north up the island to KSC.
- Cocoa and Rockledge: SR 520 or SR 528 east to Merritt Island, then SR 3 north.
- The beach towns: A1A north to SR 528, west across the Banana River, then SR 3 north. From Satellite Beach south, the Pineda, Eau Gallie and Melbourne causeways lead to the Melbourne employers.
- Melbourne, West Melbourne, Palm Bay and Suntree: I-95 north to SR 528, then east to SR 3.

Flood zones, associations and utilities change street by street, so confirm every row for your address.
The tradeoffs, town by town
None of these rules a town out on its own.
- Barrier-island towns depend on causeways, for daily trips and evacuations. Expect flood zones, salt air that's hard on roofs and AC units, and older homes that need the right inspections before an insurer will write them.
- Beachside condos carry association risk. Reserves, milestone inspections and special assessments can change what a unit costs after you buy.
- River homes come with upkeep: seawalls wear out, permits matter, and water depth and bridge clearance limit your boat.
- Melbourne, Rockledge and Suntree have older stock, so roofs, plumbing and electrical need a close look. Lagoon-front homes often sit in flood zones.
- Palm Bay and West Melbourne sit farther from the beach and from north county jobs. Some Palm Bay sections are on well and septic, and newer subdivisions add HOA dues and sometimes a CDD.
- Titusville and Mims are a long way from the south county employers and the southern beaches.
What it costs to own a home anywhere in Brevard
Insurance and association costs can move your monthly payment a lot, so get real numbers during the inspection period. Lori is not an insurance agent or tax advisor, so treat these as questions to bring to one.
- Homeowners insurance. Get quotes on the actual address, early. Some owners end up with Citizens Property Insurance Corporation, the state-backed insurer of last resort.
- Wind coverage. It may be part of the homeowners policy or written separately. Ask which, and what the hurricane deductible is.
- Flood insurance. It's a separate policy, required by lenders in high-risk flood zones and smart to price outside them. An elevation certificate helps the quote.
- Wind mitigation and 4-point inspections. A wind mitigation report documents things like roof-deck attachment and opening protection and can lower your premium. Many insurers want a 4-point on older homes.
- Homestead. Florida's homestead exemption covers a primary residence you own and live in, filed with the Brevard County Property Appraiser. It lowers taxable value and caps how fast assessed value rises, but that resets after a sale, so the seller's tax bill isn't a guide to yours.
- HOA and CDD. HOA dues go to the association. A CDD assessment usually shows up on the property tax bill.
- Condo reserves. Florida's newer condo rules require many buildings to complete milestone structural inspections and structural integrity reserve studies. Ask for both, plus any special-assessment history.
